What counts as an emergency
- A property is open: broken window, forced door, or missing boarding
- Active water: a burst line, a failed heater, or visible flooding
- Fire or storm damage that has left the building exposed
- A municipal notice with an immediate compliance deadline
- Anything getting measurably worse by the hour
What we do first
Emergency work is about stopping the loss, not finishing the job. We secure openings, shut water off at the main, photograph the condition, and report back. The full scope, repairs, and any follow-up work get handled once the property is stable.
Be ready to tell us
- The property address
- What has happened and what is currently open or leaking
- Whether the property is vacant and whether access is available
- Any hazard on site: structural damage, live wiring, standing water
Outside the coverage window
Coverage runs after 5pm on weekdays, and around the clock on weekends. During office hours, Monday to Friday 8:00am to 5:00pm, call the same number and it reaches the office directly.
