How we handle it
We winterize to a documented checklist and photograph each step, because the value of a winterization is entirely in whether it was actually done correctly. A tag goes up at the property so the next person through knows the system is down and does not turn the water back on without a de-winterization. Dry, wet, and steam systems are handled differently and noted on the file.
When should a vacant Chicago property be winterized?
Before the first hard freeze, which in the Chicago area means having it done in autumn rather than reacting to a forecast. A&D shuts the water off at the main, drains the system, blows out the lines, protects traps and fixtures with antifreeze, and posts a winterization tag, with each step photographed against a checklist.
